Back when I began building in Northeast Texas, pricing homes was all about “living” or “AC” square footage. This method seemed logical at first glance, but it left out critical spaces like porches and garages. Over my years with national builders, I learned a better way—under-roof pricing. I introduced this to our area, and now, it’s the standard everyone follows.
Why the change? Pricing by living square footage creates confusion for homeowners trying to compare bids. With under-roof pricing, everything under the roof is included. This transparency simplifies comparisons and prevents surprises down the road.
Initially, introducing under-roof pricing sparked some controversy. But by backing it up with a transparent and superior methodology, I demonstrated clearer comparisons and honest communication. Today, my approach is the norm adopted by builders across the region.
