Why I Stand Firm Against Cost-Plus Contracts

Some builders prefer the cost-plus contract model—it shifts the risk entirely to the customer. Every increase in material costs, every inefficiency, or mistake is on them. But I’ve chosen a different path because I believe in fairness and accountability.

With fixed-price contracts, I’m motivated to excel in accurate estimating, efficient construction, and cost management from the start. If I underestimate a cost or if materials suddenly spike, it’s on me. This alignment of interests is fundamentally fair. Both you and I gain when a project goes smoothly, and I bear the cost if it doesn’t.

Cost-plus contracts flip this around. Builders have no real incentive to control costs—profit increases when expenses do. This runs counter to the customer’s best interest and doesn’t align with my principles. After building over 2,000 homes, I’ve proven that fixed-price contracts work exceptionally well when you know your craft. If I didn’t, my business wouldn’t still be thriving.
