Let’s say you’re building your dream home and you decide to upgrade your granite countertops from tier 3 to tier 6. The difference in the real cost is $12 per square foot. Most builders, however, will charge you $15, adding a 25% markup just because they can.

My philosophy is simple: you’re already paying me for the square footage price, so there’s no need to tack on extra costs for each upgrade. If you choose better granite, flooring, or fixtures, I charge exactly what it costs—without the markup. Why? Because my 25+ years in the business give me buying power with suppliers. I’d rather pass those savings to you than pocket them.
