With fixed-price contracts, I have every incentive to provide an accurate estimate and manage costs efficiently. If lumber prices suddenly spike or there’s an unexpected delay, it’s on me to handle that, not you. If I order too much material and it goes to waste, that’s my mistake to cover. And if the project drags on, I shoulder those added supervision costs. It ensures that we have skin in the game together and share the same goal of delivering your dream home on time and on budget.
By choosing fixed-price, I’ve committed to absorbing potential overruns instead of passing them down. This approach fosters trust and transparency and keeps our interests aligned. When we say $160 a square foot, that’s what you pay—not a penny more.
