PHASE ONE
  • WEEK 1

It Starts with a Conversation

Your first meeting isn’t with a sales team or a project coordinator — it’s with Scott Clements himself. Bring your ideas, your questions, your budget concerns. Bring your blueprints if you have them, or just a napkin sketch of what you’re imagining.

"People tell me they've talked to four builders who took a month to give them a price. I can tell them in two seconds looking at their blueprint exactly what it costs — because I know every cent of what it takes to build a house."

— Scott Clements, Founder

What Happens in the First Meeting

This isn’t a pressure session. It’s a conversation about your vision, your land, your timeline, and your budget. Scott will walk you through the Standard Package — everything that’s included at $160 per square foot — and answer every question honestly.

Most clients leave their first meeting with:

> A clear understanding of total project cost

> Knowledge of what's included (and what upgrades are available)

> A realistic timeline for their specific project

> Confidence that they've found a builder who speaks straight

Why This Matters

Most builders operate through layers — you talk to a salesperson, then a designer, then a project manager. By the time construction starts, you've never met the person responsible for your home.

At S. Clements, the person you meet on day one is the same person who writes your contract, oversees your build, and answers your call ten years from now.

"To this day, I still handwrite every contract. I meet you, I write the contracts, you deal with me through the whole process. That's how it's always been."

— Scott Clements, Founder

PHASE TWO - WEEKS 2-4

From Plans to Contract

Making It Yours

With the big picture agreed upon, it’s time for the details. You’ll finalize your floor plan, select your finishes, and make the choices that turn a house into your home.

The Selection Process

Our Standard Package includes premium finishes — granite countertops, hand-scraped hardwood, custom cabinets, the works. But you’re building custom, so you have options:

Included in Your Price

Tier 3 Granite

Moen Fixtures

Hand-Scraped Hardwood

30-Year Architectural Shingles

Lennox 14 SEER HVAC

Upgrade at Cost (No Markup)

Tier 4, 5, or 6 Granite

Alternative fixture styles

Extended wood areas

Premium roofing options

Higher efficiency systems

"If you want to upgrade your granite from Tier 3 to Tier 6, you pay the difference in cost — not a 25% markup. You're already paying me to build your house. Upcharging on every little thing? That's not how we operate."

— Scott Clements, Founder

The Contract That Protects You

Here’s where S. Clements Homes is fundamentally different from most builders: we use fixed-price contracts. Not cost-plus. Not “allowances” that balloon later. A real number that means something.

"If you sign a contract with us for $450,000, it's $450,000 when we're finished. If it goes over, it's because you changed something — not because we did. That's the protection a fixed-price contract gives you."

— Scott Clements, Founder

Cost-Plus Contracts

(What Most Builders Use)

Price is an “estimate”

You pay actual costs + fee

Builder controls all invoices

Budget can balloon 20-40%

You carry all the risk

Fixed-Price Contracts

(The S. Clements Way)

Price is locked

You pay what you signed

No invoice manipulation possible

Budget is your budget

Builder carries the risk

Why do so many builders use cost-plus? Because it’s easier for them — they pass all risk to you. At S. Clements, we’ve built 2,000+ homes. We know exactly what things cost. We’re willing to commit to a number because we’ve earned that confidence.

Know Where You Stand — Always

Once your contract is signed, you’ll have access to a shared spreadsheet that tracks your budget in real time. Made an upgrade? It’s logged immediately. Want to check your status at 2 AM? Go ahead.

"Some people don't go over at all — they stick with the package and they're done. Others make changes along the way. Either way, you can always see exactly where you stand. No guessing, no surprises at closing."

— Scott Clements, Founder

PHASE THREE
  • MONTHS 2-5

Watching Your Home Take Shape

This is where twenty years of refined systems and two decades of subcontractor relationships make all the difference. While other builders are still trying to schedule trades, our crews already know what’s coming — because they’ve been building S. Clements homes for years.

"The same guys that were here in '07 are still here today. The minute my framer decks the house, he lets the roofer know it's ready. They don't wait for me to call them — they know each other, they coordinate with each other. That's why we build in six months what takes others eighteen."

— Scott Clements, Founder

Foundation

Your home’s foundation is engineered and poured — post-tension slab with 30-inch beams. This isn’t the thin slab some builders pour; it’s built for the Texas soil and built to last.

Framing

The skeleton of your home goes up. Walls, roof structure, the shape of every room becomes real. This is when clients start to feel it — this is actually happening.

Mechanical Systems

Plumbing rough-in, electrical wiring, HVAC ductwork, security pre-wire. All the systems that make a house function get installed before the walls close up.

WALKTHROUGH #1: ELECTRICAL LAYOUT

Before drywall goes up, we walk through together. Want to add an outlet? Move a switch? Now's the time. This meeting prevents expensive changes later.

Insulation & Drywall

Spray foam insulation goes in — the good stuff, not cheap batts. Then drywall, tape, texture. Your home starts to feel like a home.

WALKTHROUGH #2: PRE-FINISH CHECK

Before the finish work begins, we make sure nothing's been missed. Cameras where you want them? Extra blocking for that wall-mounted TV? We verify everything.

Finishes

Now it gets exciting. Cabinets, countertops, flooring, fixtures, paint. All those selections you made become reality. We install flooring wall-to-wall (even under cabinets — no cheap shortcuts), set cabinets, then paint.

Why this order?

"We install flooring before cabinets so you don't have ugly transitions and caulk lines. We set granite before we paint so we don't scratch your cabinets putting countertops on. It's more work, but it's cleaner."

Final Details

Trim, fixtures, appliances, final paint touch-ups. The punch list gets worked through item by item. When we hand you the keys, everything works.

Why Six Months When Others Take Eighteen

"I can build a custom home in six months and still maintain the quality you see here. Most builders around here take a year and a half. The difference is we've done this 2,000 times. We know what works."

— Scott Clements, Founder

20-Year Relationships

Our framer, our roofer, our electrician — they’ve worked together for decades. No learning curve, no miscommunication. They know our standards because they helped create them.

Proven Systems

We’ve built 2,000+ homes with the same process. We’re not figuring it out on your house. Every phase is scheduled, every trade knows when they’re up.

No Wasted Time

Other builders wait for bids, chase down subs, solve problems they’ve seen before. We’ve already solved them. Your project moves because we’re not reinventing anything.

You're Part of This

Building a custom home shouldn’t mean waiting in the dark for months. You’ll be invited to key walkthroughs, welcome to visit the site, and always able to reach us with questions.

Your Access During Construction

> Scheduled walkthroughs at major milestones

> Site visits welcome (just let us know you’re coming)

> Direct phone access to Scott — same number for 18 years

> Real-time budget tracking through shared spreadsheet

> Photo updates as your home progresses

We’ve found that involved homeowners are happy homeowners. No surprises, no wondering, no stress.

PHASE FOUR circle Month 6 — and Every Month After

Move-In Day and Beyond

The Final Walkthrough

Before you get your keys, we walk through every inch of your home together. Every door, every drawer, every faucet. If something isn’t perfect, it gets fixed before you move in — not after.

"We don't hand you keys and disappear. That final walkthrough, we go through everything together. If there's a scratch on a cabinet, a door that sticks, anything at all — we fix it right then. You shouldn't move into a punch list."

— Scott Clements, Founder

Room-by-Room Review

Every space inspected together, every detail verified

Prompt Fixes

Issues addressed immediately, not added to a list

Clean Handoff

You receive a home that’s ready to live in

Homeowner Packet

Manuals, warranties, and contact information for everything in your home

Closing Day

Here’s something you won’t experience with most builders: closing day without anxiety. Because of our fixed-price contract and real-time tracking, you’ve known your final number for months. No surprises, no last-minute additions, no “we forgot to include” fees.

Payment Philosophy

We don't take money until we've done the work. No massive deposits upfront. No draws before materials arrive. Throughout your build, we've invoiced based on work completed — because we've seen too many people get burned by builders who take the money and disappear.
"We've taken over so many houses from people who paid a builder $50,000 upfront and never saw them again. That's why we do it differently. You don't pay us until we've done the work."

— Scott Clements, Founder

This Isn't Goodbye

Most builders consider their job done at closing. Some will honor warranty calls for a year, then stop answering. That’s not how we operate.

"If something breaks five years from now, you can call me. We come fix it. Your house is twenty years old? You can still call me. We give that kind of service because your home has our name on it. That never changes."

— Scott Clements, Founder

Full warranty coverage, priority response

Same phone number, same
commitment

We’re still just a phone
call away

Need a window guy? A roofer? We’ll get our people out there.

4.5 out of 5

"S. Clements Homes did not forget about us after the 'one year' date was up like most builders do."

Chris Sawyer

Rockwall County

When you build with S. Clements, you're not just getting a contractor for six months. You're getting a builder for life.

— Scott Clements, Founder

Your Home, Your Future

Many of our clients come back — for their second home, their third, even their fourth. When they’re ready to build again, they know exactly who to call.

"There's a bunch of them we've built for over and over again. When they sell, they come back to us. That's the best compliment we can get — someone choosing us again."

— Scott Clements, Founder
