THE FOUNDATION

Learning to Build, One Room at a Time

Long before S. Clements Homes existed, there was a kid in Hooks, Texas, learning that if you wanted something built better, you had to build it yourself.

The Beginning

Scott Clements was born into a family of seven kids in Hooks, Texas. His father ran an AC company, working construction to provide for his family. The Clements kids learned early that hard work was part of life.

Those years taught Scott everything he’d need later: work ethic, resourcefulness, and the understanding that quality craftsmanship could open doors.

Learning the Trade

When Scott was a boy, his family bought a Jim Walters home — the kind where they build the shell and you finish the rest. The Clements family completed one room at a time, living in each space while they built the next.

Scott learned plumbing, electrical, trim work, and sheetrock. More than that, he learned you could build your way to something better. You just had to do the work.

At just nine years old, Scott started working summers for his father's AC company — roughing in houses, running ductwork, learning how buildings came together from the inside out.Then the family decided to build their own home.

The Promise

At ten years old, Scott made a promise to himself: he would build something for himself. Growing up with limited resources focused him. Every hour roughing in AC units, every evening finishing drywall, became part of his education.

“Those years made me who I am,” Scott says. “They taught me the value of a dollar, the importance of keeping your word, and that quality work is the only kind worth doing.”

"Working on that Jim Walters home taught me something crucial: the difference between doing a job and doing it right. My dad wouldn't accept shortcuts. Neither would I. That standard stuck with me — it's still how we build today."

Rising Through the Ranks

After graduating from Royse City High School in 1991, Scott joined United Mechanical, a major commercial construction company handling plumbing, piping, and HVAC for large-scale projects.

Within a year, the company promoted him to superintendent at nineteen years old. He spent the next decade running multi-million dollar commercial projects — hospitals, high-rises, and semiconductor clean rooms across the Dallas-Fort Worth area.

Those years built the foundation for everything that followed: project management skills, vendor relationships, and the systems that would later make S. Clements Homes one of the most efficient custom builders in Northeast Texas.

"At eighteen, I went to work for United Mechanical — a major commercial contractor handling plumbing, piping, and HVAC. Within a year, they made me superintendent at nineteen. I was running hospitals, high-rises, fifteen and twenty million dollar projects. That's where I learned to manage complex builds and keep everything on schedule."
Scott bought his first 30 acres and started building houses on the side, doing the work himself and with his brother.

The Corporate Education

When the tech bubble burst and semiconductor clean room construction dried up, Scott made a pivotal decision. Instead of returning to grueling commercial work, he joined a leading homes builder as a superintendent, building townhomes in Plano.

"Working for a leading homes builder taught me how production builders achieve efficiency at scale. They had systems for everything — procurement, scheduling, subcontractor management, pricing structures. I spent five years studying how they coordinated trades, negotiated with vendors, and kept projects moving.I learned what worked: tight scheduling, reliable subs, standardized processes. But I also saw what I'd do differently when I had my own company. That education became the blueprint for S. Clements Homes."

The Decision to Build His Own Company

By 2006, Scott had spent five years with the national builder, learning production building systems while also building a few houses on the side. He’d proven he could deliver quality homes efficiently. More importantly, he’d developed a clear vision for how he wanted to do business differently.

That December, Scott made the decision to go full-time with his own company. In January 2007, he incorporated S. Clements Homes.

A Clear Vision

"I learned the systems, built the relationships with subcontractors, and knew exactly how to price a house. More than that, I knew what frustrated homebuyers about the process — the endless upgrade meetings, the surprise costs, the feeling of being nickel-and-dimed. I wanted to build differently.

I had the vendor relationships to get quality materials at fair prices. I had the systems to build efficiently. What I needed to do was combine that efficiency with transparency and include the quality features upfront. That became the foundation for S. Clements Homes."

Building Differently from Day One

Scott looked at the business model he’d been working under and made a decision that would define S. Clements Homes.

"I wasn't interested in building basic houses and charging for every upgrade. I wanted to build a really nice house and give people a fair price. Put all the stuff in it that everybody typically pays extra for — ceiling fans, granite, hand-scraped wood, tankless water heater, the works. Include it all at a flat rate. No upcharges for every little thing. Just a quality home at an honest price."

The fifth house he built set the standard: ceiling fans in all the rooms, hand-scraped wood floors, granite countertops, tankless water heater, quality finishes throughout. But instead of charging separately for each upgrade, Scott built it all into the base price.

"I'd spent six years at this national builder watching customers sit through upgrade meetings with a book this thick. 'Do you want a patio? $1000. Do you want a switch for your porch light? $20.' Every single item priced out separately. When I started my own company, I decided to do it differently. Include everything from the start. You walk in, you've got quality throughout."

Why Fixed-Price, Why No Markups, Why We're Different

The Fixed-Price Promise

"People ask me about cost-plus contracts. If I'm building cost-plus, I control all the subs, all the vendors, and I'm showing you invoices that can be manipulated. Why take that risk? We do fixed-price contracts. If you sign for $450,000, it's $450,000 when we're done — unless you change something."

The No-Markup Principle

"If you want to upgrade your granite from Tier 3 to Tier 6, I won't mark it up 25%. You're already paying me to build your house. You pay the difference in cost. That's it."

When Others Stumbled, S. Clements Grew

The 2008 financial crisis spelled disaster for builders across Northeast Texas. They had homes on the ground, land payments due, and suddenly no buyers. One by one, they went under.

S. Clements Homes, barely a year old, had neither specs nor land debt. Just a reputation for building quality homes at honest prices.

"Everybody around here went out of business. But we just kept growing because the people who were still building houses came to us. Building 10-12 houses a year as a custom builder in '08 was pretty good. By 2012, we were the largest custom home builder in East Texas."

Scott serves on the Caddo Mills City Council, but his commitment to the community goes far beyond official duties. When school lunch accounts needed paying off, Scott paid them. When teachers needed supplies the budget didn’t cover, he provided them.

Right now, S. Clements is constructing a new restaurant and bar in Caddo Mills — complete with sand volleyball, pickleball courts, and space for families to gather. A new daycare is next. It’s not about revenue; it’s about giving Caddo Mills the places it deserves.
