Beware of Restrictive HOAs and Approved Builders

Many newer subdivisions require you to select from a short list of “approved builders” for your home construction. If your preferred builder isn’t on that list, you’re out of luck—no matter who owns the lot. This situation is common in master-planned communities in places like Celina, Prosper, and parts of Melissa. These areas tend to have strict architectural review requirements that limit your design freedom, leaving you with fewer choices and possibly higher costs.
Instead, consider the value of build-on-your-lot opportunities in areas like Princeton’s Hidden Valley, Royse City, and Caddo Mills. Here, there are no approved builder lists or architectural dictatorships. These locations offer reasonable deed restrictions while allowing you the freedom to choose your builder and shape your home as you envision. Before buying any property, always research the restrictions.
For most buyers, the freedom to choose a builder that respects their vision matters more than any location premium. Feel free to call me at (469) 853-7952 to discuss how you can achieve your dream home without battling unnecessary restrictions.
