The No-Markup Rule
When you upgrade a feature, you pay the difference in cost between what's included and what you want. That's it. No 25% markup. No "upgrade fee." Just the actual price difference.

What If You Want Less?
Maybe you don’t want hardwood everywhere — you’d prefer stained concrete in some areas. Maybe you have appliances you’re bringing from your current home. We can work with that.
If you don’t use something in the Standard Package, we’ll credit the difference back to you. You’re not paying for features you don’t want.
That said, there’s a floor to how much we’ll strip out. The S. Clements name represents a standard of quality — we won’t build a house we wouldn’t be proud to put our name on, even if someone asks us to.
